ZONING BYLAW
Completion of the Zoning Bylaw is still underway. Here are the draft zones and draft zoning map.
C1 Main Street Mixed Use
The intent is to accommodate a mix of uses with active commercial frontages
that will contribute to a vibrant downtown for residents and visitors.
g Allows commercial and mixed-use developments.
g Does not allow buildings with only residential (must have a commercial component).
g Allows stand-alone short-term rentals.
C2 Neighbourhood Mixed Use
The intent is to accommodate neighbourhood scale commercial or a mixed-use hub.
g Allows commercial, residential and mixed-use developments.
g Allows stand-alone short-term rentals.
C3 Highway Mixed Use
The intent is to accommodate and regulate highway-oriented commercial development
and compatible accessory uses to support the needs of the community.
g Allows commercial and mixed-use developments.
g Allows stand-alone short-term rentals.
C4 Campground Commercial
The intent is to accommodate temporary accommodation in the form of recreational
vehicle parks and associated uses.
g Allows campgrounds for RVs and associated uses such as food services, stores,
employee accommodation, and storage.
C5 Golf Course Commercial
The intent is to accommodate golf courses and compatible accessory uses.
g Allows golf facility and associated uses, including food services, retail store, overnight
accommodations, employee accommodations, and accessory buildings.
R2 Low Density Residential
The intent is to provide a residential zone for up to two-units per parcel.
g Allows single-detached dwellings, two-unit dwellings, accessory dwellings units, bed
& breakfasts, minor STRs, minor childcare, and home-based businesses.
g Allows a maximum of 2 dwelling units per parcel (inclusive of any accessory dwelling
units).
R3 Small Scale Residential
The intent is to provide a residential zone for up to three-units per parcel.
g Allows single-detached dwellings, two-unit dwellings, three-unit dwellings, accessory
dwellings units, bed & breakfasts, minor STRs, minor childcare, and home-based
businesses.
g Allows a maximum of 3 dwelling units per parcel (inclusive of any accessory dwelling
units).
R4 Middle Scale Residential
The intent is to provide a residential zone for up to four-units per parcel.
g Allows single-detached dwellings, two-unit dwellings, three-unit dwellings, four-unit
dwellings, accessory dwellings units, bed & breakfasts, minor STRs, minor childcare,
and home-based businesses.
g Allows a maximum of 4 dwelling units per parcel (inclusive of any accessory dwelling
units).
R5 High Density Residential
The intent is provide a residential zone that provides various housing options to
encourage increased density and housing choice.
g Allows residential buildings of three units or greater, accessory dwellings units, bed &
breakfasts, minor STRs, minor childcare, and home-based businesses.
g Allows up to a maximum density of 150 dwelling units per hectare.
P1 Civic & Institutional
The intent is to accommodate institutional, administrative, and associated uses.
g Allows for assembly facilities (churches, halls, centres), childcare, educational uses,
medical, parks, recreation, protective services, and institutional uses.
P2 Parks & Open Space
The intent is to accommodate parks and natural areas for recreational and associated uses.
g Allows for parks, recreation, cemetery & columbarium, assembly facility, and
horticulture.
P3 Public Utilities
The intent is to accommodate public utilities and associated uses.
g Allows for utility buildings and uses, storage yards, and recreation.
CPA Comprehensive Planning Area
The intent is to allow for agricultural and rural uses that do not prejudice future use until the
lands are comprehensively planned. This zone is intended to allow the continued use of the
land, while limiting future development in the area, until comprehensive plans can determine
whether they are appropriate for more intense land uses.
g Allows for agriculture, horticulture, single-detached residential and accessory uses
including: home-based businesses, bed & breakfast, minor childcare, and accessory
dwelling units.
g Allows a maximum of 2 dwelling units per parcel (inclusive of any accessory dwelling units)
RTA Residential Tourist Accommodation
The intent is to provide for medium density housing that is also available for tourist
accommodation.
g Allows for overnight accommodations, stand-alone short-term rentals, and residential
buildings 2-units or greater.
g Allows for accessory uses, including: employee housing, accessory dwelling units, and
minor home-businesses.
M1 Light Industrial
The intent is to accommodate light industrial uses and associated uses.
g Allows for light industrial uses such as: animal services, building supplies, light
manufacturing, offices, recycling depot, vehicle sales and services and warehouses.
M2 Heavy Industrial
The intent is to accommodate heavy industrial uses and associated uses.
g Allows for light, medium and heavy industrial uses such as: concrete plants, natural
resource extraction and processing, warehouses, and manufacturing.
AG Agricultural
The intent is to accommodate rural, agricultural, and residential uses on parcels of land that
are 8ha or greater.
g Allows for agricultural uses, airport, recreation, single-detached residential, horticulture,
animal services, natural resource extraction and processing.
NHA Natural & Hazard Area
The intent is to limit development on lands that may be subject to natural hazards.
g Allows for ecological reserve, parks, and recreation.
