DPA 5 - Downtown
DPA 6 - Highway Tourist
DPA 7 - Multi-Unit & Mixed Use
General Design Guidelines
DPA 8 - Industrial
All form and character Development Permit Areas (DPAs) except the
Industrial DPA share a number of general design guidelines that will
enhance the building and architectural quality in the Village, including:
• Bringing buildings closer to the sidewalk and street;
• Placing parking behind buildings on private sites;
• Ensuring pedestrian and road connections;
• Encouraging beautiful building facades through colour and design;
and
• Promoting improved public spaces, pathways, sidewalks, and
landscaping.
Downtown
The Downtown Mixed Use Development Permit Area re昀氀ects the unique
character, and walkable streets in Radium’s downtown. The DPA includes
speci昀椀c details on Building Placement & Form, Building Design, Building
Details & Materials, the Public Realm, and Landscaping requirements for
both private and public lands within the Downtown, including:
• Zero front setback to bring buildings to the sidewalk;
• Placing active land uses (e.g. retail, food services) at the ground
level;
• Requiring multi-storey buildings;
• Promoting patios and other active spaces;
• Designing great buildings that minimize large blank walls and have
cohesive design elements; and
• Creating excellent streetscapes for pedestrians
Highway Tourist
The purpose of this DPA is to guide the redevelopment of the Highway
Tourist Mixed Use areas. The DPA includes speci昀椀c details on Servicing,
Building Design, Building Details & Materials, the Public Realm, and
Landscaping & Screening requirements for both private and public
lands, including:
• Locating parking lots behind buildings, where possible;
• Landscape buffers;
• Minimizing large blank walls in buildings;
• Promoting interactive streetscapes through windows;
• Encouraging awnings and other protective design elements for the
weather; and
• Creating excellent streetscapes for pedestrians and vehicles.
Industrial
Industrial areas are vital for creating jobs and contributing to the
economic growth and tax base of a community. Industrial areas can
have off-site impacts on the surrounding areas, such as noise, dust, and
vibration. These impacts should be mitigated by the property owner
or developer. The design and form of industrial developments is also
important to create attractive, functional, and safe industrial areas.
The purpose of the Industrial DPA is to ensure that the industrial area
maintains a character that is complementary to the remainder of the
Village.
Multi-Unit & Mixed-Use
The purpose of this development permit area is to guide the form and
character of:
a) multi-unit residential buildings (greater than 5 units) anywhere in the
Village, and
b) mixed use buildings within the Multi-Unit & Mixed-Use DPA as shown
on the map.
The DPA addresses key design considerations, including:
• Sensitive design of multi-residential near single-detached
residential areas;
• Siting buildings along the street edge to form a street wall;
• Placing entrances along the street to create visual interest;
• Encouraging front porches;
• Promoting effective pedestrian movement through well-designed
sidewalks with suf昀椀cient space and features, such as benches,
garbage bins and lighting; and
• Requiring soft and hard landscaping on sites.
